That is absolutely a benefit of this program. We've been doing these renovation projects for 30 years and it has always been a "sleeper product".
What do I mean by a "Sleeper Product"? Simply put, even though it has been around since 1961 very few people are tuned into it. I tell people who I train as a consultant a couple of things that we teach you in our consultant training course.
I had a meeting with a new consultant who had invited me to a presentation he was making to some contractors in Columbia SC. I drove down from Charlotte where I was living at that time and thought I was going to sit there and enjoy a presentation by an associate. I love listening to others present the program details. After a few minutes it was evident that he didn't have control of the meeting.
The contractors seemed to know each other and thought it would be a good time to catch up on things. That, I wasn't too happy about. When my associate gave me the "help me look" I started asking him some questions. I started with "How long have you been a consultant?" The answer was "about two months", so I asked, "how many projects do you have going right now?" The answer was "36, I have 36 projects going right now." The contractors were still talking when I asked, "how many of those jobs did the contractor's in this room get?" Then the room got quiet when he said "None". None of the six contractors in the room had even heard of the 203k at thast time.
That is when I asked them to step outside and talk till the moon comes out but, if you think I drove down here from Charlotte to listed to them BS, they were very wrong. My friend here is trying to open your eyes up to business you are missing out on. He just told you missed out on 36 projects in the past 60 days and you didn't even hear about them. So, shut up, or take it outside, your choice. They decided to listen to the presentation at that point.
The 203k and related renovation loan products are all "sleepers" and unless you open that door, you don't even know they are happening all around you. These contractors could have had a piece of that pie if they were aware, and aware is what we left them with that day. So, what can you do about it? You can contact your local consultants and ask them if you could bid on their projects, OR, also become a consultant so you get the calls directly and be the first one on the job. Why would that be a good idea?
It would be a great idea because as a "consultant" you get paid to provide that bid. We can teach you the guideline but in fact it is easier to teach a contractor how to become a consultant than it is to teach a home inspector to become a consultant simply because you already know how to bid a job.

The photo: You can't really see it very well but the roof on this house is the original roof, about 75 years old... all aluminum and in very good condition. I couldn't find anything wrong with it. I didn't want to walk on it but I was able to view it close up from a window on the second floor. I was amazed that there waws nothing wrong with it. Why don't we use this roofing today?
