I see lots of house flipping going on these days but I want you to think out of the box a little bid. Instead of just painting a house lets add value to the home or 2-4 unit buidling(s). No, you can't flip a house with an FHA 203k but you can with a few other loan types such as the FNMA HomeStyle® Renovation Mortgage. 

You can renovate a second home or a vacation home, a home you want to sell off once the work is done, but lets do something dramatic with it. Lets double the SF if the surrounding homes are large enough to support that.

I'm doing one right now on the smallest home in the neighborhood where there were lots of them just a couple years ago. The neighborhood is changing. Get in on the bottom floor, be the next contractor to become a 203k consultant as they consultant for 4 other loan programs as well and you get to be the first one on the jobsite to meet the clients way before your competition learns of the project.
